Due to an upcoming retirement, Mandel Group Inc. is seeking an experienced Maintenance Supervisor to join their team. This is a critical role responsible for overseeing the maintenance team at The Lofts @ 1Thousand, a historic 213-unit apartment community in downtown St. Louis.

The ideal candidate for the Maintenance Supervisor position must have:

• High school diploma or general education degree (GED)
• 3+ years of verifiable hands on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc.
• 2+ years of supervisory experience

Duties and Responsibilities:

• Perform duties normally associated with a supervisory position, under the direction of the Property Manager, such as: training, evaluating, conducting disciplinary counseling of all maintenance staff, and assisting in the hiring process.
• Assist the Property Manager in the preparation of annual budgets and monitor expenditures in accordance with the established guidelines.
• Develop and maintain personal technical skills necessary to advance the associate’s capabilities to respond to on-site situations.
• Schedule maintenance preparation of all market-ready apartments and complete the final inspection.
• Ensure all service requests and repairs are handled in a prompt, courteous, efficient manner, and are completed correctly according to Company guidelines for responsiveness and turn-around time.
• Represent the Company in a professional manner at all times. Consistently maintain a professional, courteous attitude when dealing with residents, co-workers and the general public and strive to continuously meet or exceed resident satisfaction.
• Assist in the bidding process of service contracts and monitoring of contracts and vendors. Assist in the selection of various vendors in regards to value and budget.
• Recommend the repair or replacement of any interior and/or exterior areas.
• Assist in the monitoring of capital improvement projects. Offer recommendations to management regarding improvements to the overall operation of the community.
• Assist in identifying life safety issues and ensure these issues are corrected in a timely manner.
• Ensure safe work practices are being followed by all maintenance staff in relation to proper equipment handling and safety practices.
• Monitor pool operations on a daily basis and maintain the appropriate health department standards.
• Monitor the maintenance and up-keep of all mechanical equipment on the community, including but not limited to, water heaters, HVAC units, etc.
• Maintain and account for all property-owned tools and equipment and order and control maintenance inventory.
• Ensure the Preventative Maintenance Program is followed in order to maintain the community standards.
• Complete regular community inspections. Prepare weekly/ monthly maintenance status reports.
• Maintain open communication between Property Manager and other community and staff members.
• Understand and comply with Fair Housing laws and standards.
• Attend and participate in training programs as requested.
• Assist with and attend community sponsored resident activities and functions.
• Perform on-call emergency service as required.
• Perform other duties as assigned.
